Landfall Realty Supports Pink Ribbon Event

On October 8th, the agents and staff of Landfall Realty sponsored a Table at the Pink Ribbon Breakfast at the Wrightsville Beach Holiday Inn Resort. The New Hanover Regional Medical Center Foundation added the Breakfast event to their luncheon and dinner program three years ago and we are very proud to have been able to participate in this special fund raiser all three years. This wonderful Pink Ribbon group honors those who have survived as well as those who have lost their battle with breast cancer.

 Since the inception of the Pink Ribbon events, the NHRMC Foundation has raised over $1,000,000  to help pay for mammograms for uninsured women and to provide comfort bags for those newly diagnosed patients.  Many Landfall property owners serve on the volunteer committees that organize and plan this special event. I also saw many of our neighbors in attendance in the room-capacity crowd.  This year’s speaker, Connie Hill, is a local survivor whose children attended preschool with mine, so her story was especially touching to me. As I leave this function every year, I marvel at the courage and strength of these women and I find myself ever more grateful for all that is good in my life—family, friends, and most of all—my health.

 As chair for this year’s NHRMC Hospital Foundation Gala, our desire is to raise money for the Women and Children’s Center.  It is always encouraging to see the fabulous turnout at our local fund raising events and to realize how generous the entire Landfall community has been, and what a wonderful city of Wilmington, NC, we live in, full of devoted men and women of great charity.

Tips for Home Sellers

If you are considering placing your Landfall NC  home on the market for sale, there are a number of  mistakes you don’t want to make, yet which are common.  Some of these are:

1) Don’t think your home is special, and thus immune to normal market conditions.  Most everyone in Landfall has a special home.

2) Don’t ignore what your sales associates tells you about what has sold, and for what price. 

3) Don’t fail to make needed repairs.

4) Don’t show a cluttered home.

5) Don’t be in the home during showings.

6) Don’t take negotiations or offers personally.  Remember, this is a business transaction to your prospective buyer.  You have no obligation to accept any offer below your asking price, but always respond professionally; you might be surprised by the prospect coming back at a latter date with a better offer.

Fall Landfall Real Estate Update Forum

As requested by a number of attendees at Landfall Realty’s spring real estate forum, I will host a fall followup at the Nicklaus Clubhouse at Country Club of Landfall at 5:30 pm on Wednesday, October 21st.  I will update Landfall transactions for the year, and comment upon regional and national real estate trends and their impact on Wilmington and Landfall.  Again, questions will be welcome, and there were many good ones last session.   I look forward to seeing you at the forum.   This time, the bar will be open at the Club following the gathering, so if the news is not to your liking, a drink can be purchased.

July 4th Celebration was a BLAST!!

002_2Once again, the Country Club of Landfall pulled off another wonderful July 3rd cook-out and fireworks display!  We had two tables of ten in the dining room with all of our neighbors and their children.  The rooms were festive and patriotic.  There were many buffet stations set up and the food was the best ever.  There were ribs, steak, chicken, pasta, salad and more.  They even had a children’s buffet with mac & cheese, chicken fingers and French fries.  And of course they had a full dessert table!!

001_1     The fireworks were amazing and seemed to last forever!

     It’s one party of the year that you never want to miss, as it is one of the best in Wilmington NC.  

     It’s a great way to see all of your fellow Landfall property owning friends.

Landfall Prepares for Independence Celebration

July4 2008 smallerLandfall NC property owners and Country Club of Landfall members anxiously await the July Fourth activities planned for the weekend.  Friday, July 3, dinner will be served at the Landfall Clubhouse before the big fireworks show that blasts off at 9:15.  Saturday, July 4, is jammed packed with festivities  for everyone!  A 5K run/2K walk is scheduled to start off the day at 7:30am.  Afterwards, kids’ games will be set up at the soccer field  and continue until the soft ball game begins at 11:45.  Poolside will be rocking with DJ music, games, and a hot dog/hamburger cookout.  At 3:30 spectators line the streets of Landfall as the Motor Vehicle Parade passes by on its way to the clubhouse for the Flag Raising Ceremony held in front of the Landfall Clubhouse with special guests, Uncle Sam, Miss Liberty and the Landfall Color Guard.  The day ends with a delicious old-fashioned cookout with all your American favorites… A fabulous way to socialize with friends and celebrate our independence in style!! Owning real estate in Landfall NC provides unending opportunites for having fun.

Landfall Advantages

The bankruptcy this week of Crescent Resources LLC, one of the best of the high end real estate developers in the southeast and southwest, serves as a vivid reminder of how fortunate Landfall NC property owners are.  In these very difficult economic times,  living in an established community, where all the amenities are in place, where the community is mature, and where there is a stable association with a sufficient dues base to maintain the assets, is truly a blessing. 

Crescent is owned by Duke Energy and Morgan Stanley Real Estate Funds, so deep pockets do not make developing communities immune.   The list of developers of high quality projects that have either filed or have had bank intervention is  long, including companies owned in whole or in part by Bobby Ginn, Lyle Anderson and the Sandlers–a list of the “who’s who” of the upper end real estate developers just a year or so ago.

I wish for all of these companies and their communities a sound recovery, but their fate highlights the fact that Landfall is a special place.  Our problem of a slow market, while not ideal, is a problem thousands of home owners in other communities would love to face.    Our Landfall Realty sales associates emphasis to our prospects  the advantages of Landfall to those seeking a vibrant community that has no big “what ifs” getting in the way of a great lifestsyle.

CCL’s 10th Anniversary Grand Finale’ Party

After weeks of celebrating CCL’s 10 year anniversary, the grand finale’ event is upon us and calling your name.  A Summer Party featuring the sounds of Party on the Moon will be held Saturday, June 13th at 7:00pm at the Landfall Clubhouse.  The dress is Country Club casual and the menu choices are umlimited.  Club members are encouraged to invite guests to dance the night away or enjoy alfresco dining on the lawn.  Reservations can be made at the Landfall Clubhouse by calling 256-8411.

Landfall Real Estate Forum

In February, Landfall Realty hosted a property owner forum where I presented information regarding the real estate economy  generally, with its impact on Landfall real estate in particular.   I appreciate the several attendees who later contacted me to let me know how imformative they found the program.   Some of the owners that attended have asked for an update, and others, not in attendance, have requested another forum.  We are tentatively thinking of scheduling another get together in July.   As always, questions will be welcome.  If you have any suggestions as to what information would be of value to you, let me know.   After the first gathering, several attendees offered to buy me a drink, but the club bar was closed.  We will try to pick a day in July where that will not be a problem.
