2026 Third Quarter total sales volume is $38,242,746 which was generated by 26 home sales, and this is exactly the same number of homes in the 3rd quarter of 2025! This volume is less than the $64,000,000 that was produced by 32 sales in the second quarter, but still a very strong showing of sales activity. The average size of a home sold was 3,233 square feet, and the percentage of sales price to list price continues to be steady at 97%. The average price was only slightly lower than last quarter coming in at $1,471,000.

Average days on market stands at 55 which is a little higher than in quarters of previous years. Market stability is strong, but geo-political concerns have affected consumer confidence in some ways. The interest rates are now hovering around 7.5 percent and that causes concern in the real estate market overall.

Lot sales were strong with 3 in the new Helmsdale II community and two resales in Pembroke Jones Park. The average lot sales price was $761,000 which is higher than one would expect due to the lack of supply of homesites. Land values will continue to rise, and Landfall is approaching build out which means the inventory is going to continue to decrease.

Looking ahead to the final quarter, Landfall’s market appears steady. The number of third-quarter home sales matched last year, homes sold slightly closer to asking price, and average time on market improved. These trends suggest continued demand for well-priced homes with buyers remaining selective. Luxury sales may vary from quarter to quarter since a small number of high-value closings can have a large effect on total sales volume.
