Second Quarter 2026

Here we are with another great quarter of sales activity at Landfall. In the period of April, May and June there were 32 sales which is almost the identical number for the second quarter of 2025.

The dollar volume is $64,000,000 which is $4,000,000 higher than that period last year. One of the reasons for the higher dollar volume is the number of homes that sold over $2,000,000!

There were 9 homes that sold in this category and some of these sales were $3,000,000, $3,500,000, $5,700,000, $6,500,000 and $8,000,000.

If we remove the three highest sales, the average sales price is around $1,537,000 – not a bad statistic for the community at large. All in all, the homes that are available to buyers, many of whom are retiring to North Carolina, begin around $800,000. Recent sales in the smaller patio home areas have been brisk as that has become the entry level for Landfall. If you live in Prestwick, Turnberry, the Gates, Bay Colony, Saybrook Village or Muirfield, now is a good time to take advantage of the need for homes at or below $1,000,000.

Club membership continues to be a challenge for retirees who want to come to Landfall to enjoy our country club lifestyle. Golf and tennis options are available in other parts of New Hanover County, and some buyers for Landfall are opting for a location that gets them into a club faster. If you have a transferable membership of any kind, that gives you an extra benefit when you sell your home. Contact us for an explanation of how much that membership adds to the value of your home upon sale.
