Total Home sales for this period numbered 20 which is slightly less than the 26 homes in the fourth quarter of 2024. The average sales price was quite high at $1,760,000 showing a really strong desire for homes that are fully updated or new construction.
Looking at the year 2025 as a whole, home sales were nearly identical to 2024.
In 2025 there were 18 sales over $2,000,000, with the highest sales numbers being $7,750,000, $5,900,000, $4,250,000 and $3,800,000.
This is remarkable for a town the size and demographics of Wilmington, North Carolina. Having such a beautiful waterfront community, and a great small city with all of the big city amenities are the leading reasons buyers choose Wilmington over other locations.
Sales of Homesites which came to a total of 6 in the fourth quarter and 18 for the year 2025, although few in number show very strong prices with interior lots going from mid-$500’s to mid-$600’s. One lot on the Intracoastal/Horseshoe Island sold for $3,550,000.
Lack of memberships for new buyers continues to have some effect on sales, particularly the higher end properties, as folks don’t want to wait to play golf and/or tennis. The Club amenities are a good attribute for Landfall, but can also slow the sales down. Perhaps the By-Law changes at the Club will have a positive impact on buyers with the new categories of membership.
