			<content:encoded><![CDATA[<p>Landfall Realty participated in negotiating and procuring 4 Landfall contracts this past week, and another couple appear to be nearing the contract stage.  Martie Davy was the agent involved in three of the sales, all homes, in one of her busiest weeks ever!   2012 started stongly, and momentum is building.  Buyers are still seeking good values and bargains, but there are quite a few prospective Landfall buyers out there recognizing the value of a fully completed, mature and financially sound community.   The mood of the Landfall prospect is definitely more positive than in the past few years.</p>

			<content:encoded><![CDATA[<p>My wife Kathy and I were fortunate to procure tickets to the private Apollo Theater concert by Springsteen and the E Street Band, kicking off their current tour.   With only about 1200 people in attendance, and with seats on the 11th row, it was an experience very different from a concert in a big venue, and not likely to be repeated.   With celebrities from many fields all around us, and with SiriusXM radio hosting cocktails before and an after party at the Red Rooster, Harlem&#8217;s trendy restaurant, afterwards, it would be hard to imagine a better evening for any Springsteen fan.</p>
<p>We also attended the Greensboro concert, as did Martie Davy, one of Landfall Realty&#8217;s sales professionals, also a great experience, just not the incredible intimacy of the Apollo.  Martie just flew to Philadelphia to the concert there this week, I hope she will blog a review.</p>
<p>As you can see, those of us involved with Landfall Realty carry our interests far and wide.  If anyone reading this was at the Apollo, let me know.</p>

			<content:encoded><![CDATA[<p>Landfall Realty has seen record numbers of sales for the January/February period, with 18 transactions closed or pending.  This exceeds the 2005 totals!  With sales traffic still healthy, and the traditional sales season just beginning, confidence is growing that 2012 will be a far better year than 2011, which was itself a far better year than 2010.</p>
<p>We also are pleased to see some new spec homes being built in Landfall.  LFR has already listed two new homes that have sold, and we are working with builders on several more about to be put under construction.  We have also paired several home site buyers with builders, evidence that the custom home construction business is also improving.</p>
<p>It has been a long time coming, but better times are finally here.  As a completed and essentially debt free community, we have long known that Landfall is perfectly positioned for a rebounding market.  Buyers are now confirming that belief.</p>

			<content:encoded><![CDATA[<p>Again a group of more than 100 Landfall residents attended the recent year end real estate forum hosted by Landfall Realty, at Country Club of Landfall.  Ken Kirkman, general manager, gave Landfall sales information from 2011, and previewed his take on the market for 2012 and beyond.</p>
<p>2011 will see just over 100 real estate transactions in Landfall, a good showing in the continuing housing slump,  Landfall Realty&#8217;s market share has increased over 2010, resulting in a profitable year.  Howvever, the demand remains much stronger in homes $600,000 and under, and weak in the $1,000,000 and over price range, although the year has seen a few sales of high end properties.</p>
<p>2012 looks to be more of the same, with it unlikely that prices will rebound significantly in the next couple of years, as nationally the market continues to be a buyer&#8217;s market.  While Landfall has little foreclosure problem, the fact that there are over 2 million foreclosures nationally in the pipe line will keep prices from increasing materially.  It is a great time for buyers, not so good for sellers.  Fortunately, Landfall, as a mature community, with all amenities completed, and with an upscale club with little debt, remains well positioned to do better than most planned communities.</p>

			<content:encoded><![CDATA[<p>A few years ago, united Van Lines determined that, from its customer base, North Carolina was the top in-migration state in the US.  Landfall NC residents should find it interesting that the US Census Bureau in its recent American Community Survey reported that between 2003 and 2008, about 42,000 people migrated from Florida to North Carolina.  While those moving into and out of Florida are now about equal in number, there are far more people making NC their new residence than are moving from the state.  This interesting fact is just one of the reasons that property sales in Landfall doubled from 2009 to 2010 as the buying public recognized the value of a mature and financially sound development.</p>

<p>Orange was the color of the day, starting with the hand painted pumpkins by local Landfall artists.  The sky, however, was Carolina Blue on Saturday, October 9, which was a day of fun for kids of all ages. Landfall’s annual Fall Festival was another tremendous success raising money for the Kenan Chapel and the Landfall Foundation.  Landfall Realty was happy to volunteer at this community wide event, meeting and greeting new found friends as well as familiar property owners. The activities included a plant sale by the Council of Association, games for the children, face painting, and pumpkin painting, along with pony rides and the “Root Beer Float” in its own “boot.”</p>
<p>Landfall’s bluebird friends displayed their bluebird houses, and talked about their bluebird attraction program.  There were plenty of arts and crafts items for sale as well as a Landfall Bake Sale that was a huge hit, especially the specialties by our own entrepreneur Kate Costella, owner of Aunt Cake’s Cookies, yum!</p>
